1. General Terms

These terms govern your use of the Villa Dolce Vita website and booking services. By making a reservation or using this website, you agree to be bound by these terms. Villa Dolce Vita is operated as a private luxury rental property located at Hrvatskih branitelja 14, Međugorje 88266, Bosnia and Herzegovina.

We reserve the right to update these terms at any time. Continued use of the website following any changes constitutes acceptance of the revised terms.

2. Booking & Reservations

Reservation inquiries submitted through our website are not confirmed bookings. A booking is confirmed only upon receipt of a written confirmation from our team and payment of the required deposit.

• Rates range from €350 to €650 per night depending on season, for the entire villa with up to 10 guests included.
• Additional guests beyond 10 are charged at €50 per person per night.
• A refundable damage deposit of €150 is required at check-in, collected in cash and returned upon satisfactory inspection at check-out.
• Check-in is from 15:00 and check-out is by 11:00, unless otherwise agreed in writing.

3. Cancellation Policy

Cancellation terms are communicated at the time of booking confirmation and may vary by season and booking channel. Generally:

• Cancellations made 30+ days before arrival: full refund of deposit.
• Cancellations made 14–30 days before arrival: 50% of deposit refunded.
• Cancellations made less than 14 days before arrival: deposit is non-refundable.
• No-shows: full stay amount is charged.

For bookings made through third-party platforms (Booking.com, etc.), the cancellation policy of that platform applies.

4. House Rules

• Quiet hours are observed between 22:00 and 07:00.
• Pets are not permitted on the property.
• Smoking is permitted in designated outdoor areas only.
• The maximum capacity of the villa is 15 guests. Exceeding this number without prior agreement is prohibited.
• Guests are responsible for any damage caused to the property or its contents during their stay.
• Unauthorized events, parties, or gatherings exceeding the booked guest count are not permitted without prior written approval.

5. Liability

Villa Dolce Vita provides all amenities (pool, sauna, jacuzzi, BBQ, etc.) in good working condition. Guests use all facilities at their own risk. The property owner and management are not liable for any injury, loss, or damage incurred during a guest's stay, except where caused by proven negligence on our part.

Children must be supervised by adults at all times when using the pool, jacuzzi, or sauna facilities.

6. Privacy Policy

Villa Dolce Vita is committed to protecting your privacy. This section explains how we collect, use, and safeguard your personal information.

7. Information We Collect

When you interact with our website or make a booking inquiry, we may collect:

• Full name, email address, phone number, and country of residence.
• Booking details: dates, number of guests, special requests, and occasion.
• Payment information: processed securely through third-party payment providers. We do not store credit card details.
• Website usage data: pages visited, browser type, device type, and approximate location (via cookies and analytics).

8. How We Use Your Information

• To process and manage your booking inquiry and reservation.
• To communicate with you regarding your stay, services, and requests.
• To improve our website and services based on aggregated usage patterns.
• To send promotional communications, only with your explicit consent. You may opt out at any time.

We do not sell, rent, or trade your personal information to third parties.

9. Cookies

Our website uses cookies to store your theme preference (Blue Hour / Olive Garden), language selection, and basic analytics. These cookies are essential for website functionality and do not contain personally identifiable information. By using our website, you consent to the use of these cookies.

10. AI Concierge

Our website features an AI-powered concierge chat. Conversations with the AI concierge are not stored on our servers and are not linked to your identity. The concierge provides general information about the villa and surrounding area. It does not process bookings, handle payments, or access personal data.

11. Third-Party Services

Our website integrates with the following third-party services:

• Google Fonts — for typography rendering.
• Open-Meteo — for weather data display (no personal data shared).
• Anthropic API — for AI concierge functionality.
• Booking.com — for reservation processing (governed by their own privacy policy).

Each third-party service operates under its own privacy policy. We encourage you to review their policies independently.

12. Data Retention & Your Rights

We retain personal data only as long as necessary to fulfill the purposes outlined above, or as required by law. Under applicable data protection regulations, you have the right to:

13. Governing Law

These terms are governed by and construed in accordance with the laws of Bosnia and Herzegovina. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts in Mostar, Bosnia and Herzegovina.
